SAN DIEGO – As a successful architect in Southern California, Nastaran knows what she wants from the spaces she designs: aesthetically impactful style with the highest quality and functionality for the budget. This is why she came to Modern Shed when it was time to expand the square footage of their living space. She deeply appreciated the high standards of quality to which Modern Shed builds our products, and knew that her investment would stand the test of time.

Nastaran first started looking at a home gym from Modern Shed back in 2016 while she was remodeling their home with her fiance, but the project was put on hold to divert the funding to the essentials going on in the home. However, as the pandemic hit, Nastaran found herself needing a home office space quickly. While her previous research regarding Modern Shed combined with her expertise as an architect herself dramatically sped up the process to plan and purchase her new office, Nastaran also valued her Design Pro, Trevor’s expertise and professionalism in helping the entire process run smoothly, especially as pandemic-related delays started to affect the delivery time frame. She also adds that his knowledge and explanation of the design and build process would be invaluable to someone less familiar with the ins and outs of construction.

“I definitely made it a bit more interesting for Trevor and the installer, Chase,” Nastaran reflects. “I came to them with a full electrical work up for puck lighting and the ceiling fan, even a floor outlet. They were great! They wired in all the conduit based on my instructions.”

The investment in their property was well worth the investment in time and resources to help Nastaran bring her long-term vision for their outdoor space closer to reality. Even though her 120 square-foot shed is currently being utilized for an office, she already has plans to bring the home gym or even a guest space back into the area when she returns to work in her usual office. “I really appreciate how functional and flexible the space is. It’s just beautiful. If I had to do it all again, I’m not sure if I would eat up 30” of space for the lavatory. It will be handy for guests someday, but right now it doesn’t really get used,” Nastaran mused.

Overall, though, she is absolutely pleased with the whole process. “The install was just amazing. The shed itself took just four days, and they stayed for 10 days finishing every last detail for us. Being in the industry, I’ve worked on projects that are in construction for two or three years, so that’s just brilliant.”

“I would recommend people think of their project as a long-term investment and really think ahead. For example, we also wired for a mini-split to cool our Modern Shed, which will be installed in the summer. The more thought you put into it, the more you can enjoy it!”

“I just love coming out here to work, or just rearrange my space. It’s quiet and serene. We even joke, it’s probably sturdier than our house!”

A Waterfront Retreat

PUGET SOUND – When Chris began researching ideas for his scenic retreat, he knew that the space had to feel just right. From matching the aesthetic of the cabin already on his property to providing comfortable and enduring space in all the elements, none of the ‘off the shelf’ sheds he researched seemed to fit the bill.

“I’m very analytical, and I knew that the ability to customize different components would be very important. And the design work with Jeff was so helpful.”

One of the most important exterior features for his Modern-Shed was to have a large overhang to match the existing structure, as well as provide shade to the deck and protection from the elements against the open windows. For the interior, Chris decided on a dual finish for the walls, with a combination of tongue-and-groove and large paneling. 

“I’m just so pleased with how it all comes together. There’s a bed and small table. We also have a composting toilet by Separett with the portable washstand, so no plumbing. And of course, the infrared dry sauna! It’s almost like a little hotel in there!”

And Chris has plenty of guests who come to stay and enjoy his space, from friends to family. Enjoying a cup of coffee on the deck with the view of the water is the perfect way to start the day, they all rave! Even from inside, the transom windows allow you to look up into the woods outside and just relax.

The 12’ x 14’ Modern-Shed also features a street-side door at the rear of the shed, and a front door leading out onto the deck. Along with the transom windows at the top, a large window panel unity also has casements to capture the breeze right off the water.

Chris is extremely pleased with the build speed and quality. Working with Jeff, our Design Pro, he was able to brainstorm cost and time-saving design aspects. The installation contractor was also able to spend the time to get the details just right, like a unique deck style. Chris really appreciated the value they brought to the whole process.

Eric and Rebecca are counting the ways that their Modern-Shed Airbnb, actually two sheds connected by a deck, has been a positive addition in their lives.

Already comfortable with renting their entire house on Airbnb when they go on vacation, the couple started to think about building an additional unit in their backyard to bring in additional revenue.

We were really looking at how it would be a good idea to do that to off-set the mortgage and add to the square footage of the house to raise the equity of the home,” Eric says. “Once I realized adding 240 square feet would effectively pay off the construction cost in equity, it was a no-brainer. That is more or less what happened. If I can increase the monthly cashflow by $1500 or $2000 a month through the profit of an Airnb and if we wanted to sell the house, we’d make all the cost back, then why not do it? Continue reading

A particular state of mind

PORTLAND — Scott was looking for a little more space in the three-bedroom home he bought in 2017, when he contacted design professional Jeff Bergerson about building a Modern-Shed in his backyard.

Scott shares his home with roommates, and in the basement the occasional Airbnb guest comes to stay. But he wanted space to make music and more room for his own guests coming over.

“I wanted a little area for music and art and a guest area,” he said. “I don’t really have that in my house, mainly I wanted a separate space to make music and be able to be noisy that wasn’t going to bother people in the house. I don’t want to be disturbing to my Airbnb guests.”

12 by 16 ModernShedScott had Modern-Shed build a 12’ by 16’ shed with an open floor plan. At one end of the shed, he mixes music, while in another he has a large sectional couch that folds out into a bed.

“I mostly compute music, but I also have some instruments,” he says. “I collaborate with friends. I have a lot of friends who make music, so this is a space I can use with other people and collaborate on stuff. I like the feeling of leaving the house and stepping into that space. It’s separate from the house, so it puts you in a particular state of mind. You’re not thinking about cooking and cleaning in another part of the house.”

Scott encountered no issues with the construction of his Modern-Shed, and with the amount of options available to him to customize his shed.

“There were not really any surprises,” he says. “I was surprised by how things really did go as planned. Everyone that has seen it thinks it’s great and has been impressed by it.”

GIG HARBOR — Down a winding path, nestled in the Evergreen forests near the Key Peninsula, Kerrie and Rich found a place they could call home.

Their home, however, left some things to be desired. In the meantime, they wanted to create a comfortable space where they could work, relax and entertain loved ones while enjoying the view of Henderson Bay and all that the Pacific Northwest has to offer.

“Our house just needs lots of work, and the Modern-Shed takes the pressure off,” Kerrie says. “It’s a two-bedroom house that was built in 1958. Now, with the shed, we have an extra bedroom and a nice place where we can bring our guests.”

PORTLAND — Stepping into Marc and Jeanine’s Modern-Shed Airbnb, you will immediately feel like you’ve found a little nook of heaven.

The cozy shed, which the couple have named the Mallory Tiny Home, after the street they live on, is secluded and private, with stylish decor and a loft bedroom that practically beckons you to turn in and recharge from a busy day of sightseeing.

“People find it really beautiful,” says Jeanine, a spiritual healer who sometimes brings clients to the shed to meditate. “Everyone says there’s just enough space. They’re always impressed with how much space there is or how warm or cool it is. It’s just enough.”

Modern-Shed: Making you money $$$

As the rise of AirBnBs and other vacation rental sites like HomeAway and VRBO can attest, when people take a vacay, more and more they want to stay at a home away from home.

We have several Modern-Shed customers who have capitalized on this trend.

In San Jose, Flora and Jeffrey initially built a Modern-Shed guest room to accommodate Flora’s sister, Fauna, who was staying in the area for college, but when Fauna graduated two years later, the couple started making serious money when they turned their shed into an AirBnB.

“I am just extremely happy with it,” says Flora, whose shed sees mostly business travelers. “I’m booked every day … Totally I was not expecting this many bookings … These guests, they come every day, even during the week, they’re here for a day and gone. It’s convenient for me and them … (Now) I’m a stay-at-home mom and a full-time AirBnB host.”

Other Modern-Shed owners rent or book their sheds for guests more interested in leisure.

Marc and Jeanine’s Modern-Shed AirBnB in fast-growing Portland offers exclusive access to the shed and an herb garden, with guests complimenting the shed’s “cozy” factor and noting that it’s “a gorgeous little oasis in Portland,” “central to a lot of restaurants and stores.”

Meanwhile, Holly’s twin Modern-Shed cabins at Blue Lake Springs near the Sierra Nevadas in California complement a traditional cabin and offer large families a quiet respite from the busy, city life.

“They are really cute,” Holly says. “My girls love sleeping in the sheds even though we didn’t plan them to be sleeping quarters … I love how the sheds are really multi-functional. People can use them how they want and can say ‘Hey, this is my space.’”

The perfect arrangement

WEST SEATTLE — As many of our customers know, Modern-Sheds sometimes multiply.

Several of our customers have double sheds, from the yoga studio and home office in Alameda to the twin cabins in Blue Lake Springs. One family in Kirkland, Wash., even has four sheds on their property, all serving a unique need.

Husband and wife Fred and Susan are no strangers to the multiplying Modern-Shed, having purchased a shed for Fred’s sister, Jane, in Santa Cruz, and then buying one of their own to complement their West Seattle home.

The backyard bungalow

San Francisco Bay Area — When you live in a 110-year-old house, you may soon learn that you need more space, especially if you have a growing family.

That’s what Flora and Jeffrey came to learn in 2015, even though they’d started thinking several years ago about building a shed in their backyard.

“We wanted more livable space,” Flora says. “We looked at prefab options because we wanted something easier … Our house is 110 years old and it’s a very small two-bedroom house. We have plans to renovate it by turning the basement into more living space, but that’s a more long-term plan.
